Help to Buy: Equity Loan

What is it?

The Help to Buy: Equity Loan allows both first time buyers and existing home owners to purchase a property with a smaller deposit - as little as 5%. The Government will then contribute the remaining 20% which you would normally have to deposit when purchasing an existing home.

The Government contribution is an equity loan, interest free for the first 5 years. The loan has to be paid back within 25 years unless you decide to move house when it has to be paid beforehand. The Governments contribution is dependant on location. The reduced deposit amount means homeowners who don't have a full deposit amount still have the opportunity to buy a home and pay the Government back in instalments to suit them.

Benefits of the Help to Buy Equity Loan

  • As you have only a 75% mortgage you are more likely to get better mortgage rates.
  • You could get a larger property than you can afford due to the contribution and small deposit required.
  • The equity loan is based on the property value so if your home drops in value, you owe back less to the Government.

The Help to Buy equity loan scheme is only available on new build properties. If your dream home is ultra modern, help to buy is perfect for you. At present, this scheme is available for both existing home owners and first time buyers but from March 2021 it will be restricted to just first time buyers.

A large 1-bedroom ground floor apartment costs £215,950. If you was to use the Help to Buy equity loan scheme, this is how it would work:

5% Deposit: £10,797.50.
20% Governments Contribution: £43,190.
75% Mortgage: £161,962.50.
